Condo Reservations off season may be made by calling 1-800-4-ROYALE. All condominiums are strictly non - smoking; if you must smoke; please do so on the balcony and properly dispose of your cigarettes. Thank you for your interest in our condos for the summer of 2007! The three bedroom, three bath condos are rented weekly only; Saturday-Saturday. The two bedroom, two bath condos with one front (center) balcony are rented weekly only; Saturday-Saturday. Reservations for these two type of units will have a specific unit assigned at the time of the reservation. Accordingly, I will be able to provide you with your exact bedding information and unit #. Reservations for the two bedroom condos with one corner (side) balcony are being accepted in the following patterns only; 3 nights (Thursday, Friday & Saturday) 4 nights (Sunday, Monday, Tuesday & Wednesday) or 7 nights (Saturday - Saturday). Reservations for this unit type will not have a specific unit assigned at the time of the reservation. Please note the internet reservations made for dates not following these arrival/departure patterns will be void. The three bedroom, three bath oceanfront condos (we have 5) for the summer of 2007 will be $3950.00 weekly, plus 9% tax, for a total of $4305.50. This rate is based on up to 6 adults in the suite and children under 12 are free. Persons over the age of 12 (above the 6 adults permitted) are $15.00 per person per night, plus tax, additional. Bedding sizes and number of beds vary in each condo. Please note that small Pac-n-Plays and cots are $15.00 per night, plus tax, and subject to availability. The three bedroom condos have three full bedrooms; two of the bedrooms face the ocean and the third bedroom does not have a view. There are three full baths. The master bathroom has a jacuzzi. All three bedroom condos have an oceanfront living room with a queen sleep sofa. All three bedroom condos have a dining room. All three bedroom condos have one large oceanfront balcony. There is a television and VCR in the living room and a television in the master bedroom. Linens are provided and DAILY maid service is included in the rate. The two bedroom, two bath oceanfront condos with one front (center) balcony (we have 8 of these type; condos ending in 02 and 05) for the summer of 2007 will be $3150.00 weekly, plus 9% tax, for a total of $3433.50. This rate is based on up to 4 adults in the suite and children under 12 are free. Persons over the age of 12 (above the 4 adults permitted) are $15.00 per person per night, plus tax, additional. Bedding sizes and number of beds vary in each condo. Please note that small Pac-n-Plays and cots are $15.00 per night, plus tax, and subject to availability. These units are only available for weekly rentals; Saturday-Saturday. These condos have two full bedrooms; one of which faces the ocean and the other bedroom does not have a view. There are two full bathrooms. These condos have an oceanfront living room with a queen sleep sofa. These units also have a dining room. Linens are provided and DAILY maid service is included in the rate. All other two bedroom, two bath oceanfront condos with one corner (side) balcony (we have 12 of these type) will be $2900.00 weekly, plus 9% tax, for a total of $3161.00. Or, $415.00 per night, plus 9% tax when rented nightly; thus $1357.05 for three nights and $1809.40 for four nights including tax. Rates for the two bedroom condos are based on 4 adults in the suite and children under 12 are free. Persons over the age of 12 (above the 4 adults permitted) are $15.00 per person per night, plus tax, additional. Bedding sizes and number of beds vary in each condo. Please note that small Pac-n-Plays and cots are $15.00 per night, plus tax, and subject to availability. These condos have two full bedrooms; one of which faces the ocean and the other bedroom does not have a view. There are two full bathrooms. These condos have an oceanfront living room with a queen sleep sofa. These units do not have a dining room but there is a dining table and chairs adjoining the living room area. These condos have a one corner balcony. Linens are provided and DAILY maid service is included in the rate. Sorry, no discounts, coupons or other specials are available for the two and three bedroom condos during the summer. The total number of guests in the condo, including children, may not exceed the number of people that the unit will sleep unless they are crib age. Please note that condos booked for less than a week are not assigned in advance therefore specific bedding can not be guaranteed. ALL two bedroom condos have three beds and a queen sleeper. Some units have the two beds in the oceanfront bedroom; some have the two beds in the bedroom that does not face the ocean. Requests can be made regarding this but are NOT guaranteed. All condos have a queen sleep sofa in the oceanfront living room. All condos have two televisions only; one in the living room and one in the master bedroom. There is a VCR in the living room. Wireless internet access is available from all condos at a nominal daily fee. All kitchens are equipped with a refrigerator with ice maker, microwave, stove w/conventional oven, dishwasher and trash compactor. The kitchen is equipped for basic cooking. There is a coffee pot and toaster in each unit. All condos also have a washer & dryer as well as iron & ironing board. There are hairdryers in the master bathroom. Bedding varies by unit. Linens are provided and DAILY maid service is included in the rate. Parking is free of charge. A 50% deposit (including tax) is due at the time of reservation if using a credit card and due within 5 days after making the reservation if mailing a check or money order. A confirmation will be sent after we have received your deposit. Post dated checks will not be accepted and the credit card given must be able to be charged the 50% deposit amount at the time of reservation. If you are sharing the condo I will be happy to split the deposit onto different credit cards. The balance is due 60 days prior to arrival. Credit cards, checks and money orders will be accepted for the advance deposit and balance due. If using a credit card, you may note at the time of your reservation if you would like the balance automatically billed to the same account number 60 days prior to arrival; therefore making it unnecessary for you to remember to call when the balance is due! A second confirmation will be mailed when your reservation is paid in full. Reservations that are not paid in full at least 60 days prior to arrival will be canceled without notice and the original 50% deposit returned. Returned checks will be have a $28.00 fee added and the reservation will be immediately canceled. Reservations made less than 60 days prior to arrival require full payment at the time of reservation. Cancellations for ANY reason must be received a minimum of 30 days prior to arrival. Please note that this policy can not be waived; even in cases of emergency. Please note that no exceptions can be made to any of the above policies. Cancellations received less than 30 days prior to arrival result in full forfeiture of the full rental amount including tax. All cancellations, even those made more than 30 days prior to arrival, are subject to a $100.00 processing fee. Please note that upon arrival it will be necessary for you to present the credit card used for the deposit. There are no exceptions to this policy. In the event that you can not provide the credit card used, the account will be refunded and full payment via another means will be due before the keys to the condo will be issued. Check-in is after 4pm. You are welcome to arrive as early as you like and a parking permit will be issued to you upon your arrival. You may use all the facilities of the hotel until your condo is available however this is usually 4pm during the summer. Your luggage will need to remain in your vehicle until your condo is ready. Therefore, if you plan to arrive early please prepare by packing a bag with anything you may need to enjoy the day prior to check in. (We do have changing rooms available.) Check-out is prior to 11am on Saturday. While departing 30-60 minutes late may not seem significant, it means the next party is getting in 30-60 minutes late which is significant. Accordingly, we are very strict regarding our check out time. All guests need to completely vacate the condo and then check out at the Front Desk prior to 11am. Your cooperation is greatly appreciated. Please do not check out at the Front Desk until you have completely vacated your condo. Condos still occupied at 11:00am are subject to hourly late check out fees. You are welcome to use the beach and facilities for the remainder of the day on your departure date. Again, changing rooms are available and your vehicle may remain on property until 4pm on the day of your departure. I trust this information will assist you with your vacation planning. We had a wonderful time. Hotel was fantastic.
Room was alittle difficult to find as two elevators were needed to get to the room.

Yes, the 2 & 3 bedroom condos do require taking the oceanfront elevator but we like to think the condo itself, not to mention the spectacular view, are well worth the elevator ride!
